The House Upstairs
3 Bedrooms,
Bedroom 1. 13.5 ft x 10.5 feet
Bedroom 2. 11.5 ft x 10.5 feet

Bathroom Upstairs with walk in shower.. 6ft 9 x 6ft
Huge loft space and plenty big enough for a loft conversion.
Window at top of stairs makes the landing very bright and spacious..
Downstairs
Large Storage cupboard in Hallway.
Lounge/Diner 25.5ft by 10.5ft which was originally two separate rooms, can be put back to separate dining room if wished, with open fires both ends has two windows that look out on to fantastic views of the valley and hills. You can watch the seasons change. Along with all the wild life of which there is plenty, including the live stock from the surrounding farms.
Galley style Kitchen fitted with NON council kitchen 14ft x 7ft.. White units and black floor tiles. Electric Cooker point, space for fridge also plumbed in for washing machine and dishwasher. Again Views to the Hills..
An undercover passage way via the kitchen door takes you to the two out houses and down stairs loo, excellent for bbqs....
Passage way and Out houses
Two good size out houses via under cover passage way with doors at both ends.
Out house 1. Electric points and plumbing points for washing machine. Electric points for Freezer and several other things if required. Out house is also on a separate fuse box. Via this out house you have access to the downstairs toilet, which also has a wash hand basin and window.
Out house 2. This is a good size room with window for storage or even turn into your own gym, Office space, computer room etc.,
The passage way also leads to the back garden.
Gardens
This is the last house in the hamlet so you have front side and rear gardens which have been well maintained and fantastic views of the valley. The House its self its not over looked at the front or back.
You have space to put a drive way if you wish to have one, but there is no need as this house is in a country lane that is hardly ever used. I tend to park my car up on the pavement outside my front gate.
Heating
This is a coal fired house with coal fire central heating. The coal man comes every two weeks and coal at present is 8.50 a 100kilo bag. I use approx two bags a week. You can also burn wood which if your up to it comes free from the forest just up the road or you can purchase from the coal man.
Windows
At present I have normal wooden windows but the council are due to start putting in new doubled glazed windows and also rebuilding around the house including the out houses. The houses in the Hamlet are going to have a real face lift. This we have been told is due to start this summer. I have the plans already though for anyone who would like to see them.
Transport
Ideally you will need to drive, but there are buses that serve the hamlet..
Schools
There are several schools to choose from around the area, these are all served by school buses. My daughter attends a School in Ruthin which I can vouch for as an excellent school.
Neighbours
This is a high community spirit area, the neighbours are lovely people and always glad to help.
We have a mobile shop that serves the hamlet, also a fresh bread bakery van and mobile post office. The Mobile library also serves the hamlet once a month..
The Area
The house sits in beautiful countryside and within very easy reach of beautiful coast line. Very central to large towns such as chester, wrexham and places of interest. Also only 20 miles from the english border.
